Overview
The property is located in a very central area of the town, partially overlooking the main square. It is built adjacent to other buildings to the north, while the south elevation overlooks the pedestrian walkway leading to the courtyard. The property consists of two buildings: one with three floors above ground and a basement, and another, a portion of an overlying building with only the ground floor. Both buildings have independent access and, in turn, access the building's external courtyard, which extends over approximately 400,000 square meters. The structure is made of load-bearing masonry, and the floors, with the exception of the one separating the basement from the ground floor, which consists of a brick barrel vault, are made of beams and brick vaults. The property has standard finishes, completed in the 1980s, with Venetian terrazzo flooring. It features two bathrooms, one on the ground floor, equipped with four fixtures (toilet, bidet, sink, and bathtub), and one on the first floor, a guest bathroom, also equipped with four fixtures but with a walk-in shower. The living area features a large fireplace and is staggered in elevation, as the two rooms are located in two different buildings. From the living area, you can access the large terraced patio overlooking the courtyard or the terrace covering the cellar. The basement can be accessed from inside the home or from the courtyard itself. The property is free of leaks, having had the roof redone in the 1980s, and there are no rising damp issues on the walls of the ground floor and basement. In 2019, the foundations were consolidated with the construction of a reinforced concrete retaining wall. It is partially furnished, and many of the pieces date back to the early 1900s. There is no heating system, which is provided by the large fireplace, while hot water is provided by an electric water heater.
The courtyard, as specified above, has independent pedestrian access from Vico I San Rocco. The multiple accesses make the property attractive for any modification or subdivision, as it is easily divisible and offers the possibility of providing any smaller units with a private open space. Since it is not located in an area restricted by the provisions of the Wide Area Territorial Landscape Plan, modifications to the outdoor spaces are not subject to a Landscape Authorization request pursuant to Legislative Decree 42/2004, significantly streamlining the bureaucracy for any construction project.
